London’s hotel scene is gearing up for another strong year. From Covent Garden to Mayfair, a clutch of upcoming openings is giving familiar postcodes fresh appeal, with design-led stays, ridiculously good restaurants and wellness worth travelling for. These are the properties we can’t wait to check into.

Other House is preparing to raise the curtain on its second Residents Club in Covent Garden, moments from the famous piazza. Signature Club Flats are designed for stays of any length, offering apartment-style living with hotel services on tap. Expect beautiful interiors with a touch of theatre. A striking vitality pool will offer a welcome interval from sightseeing, while the rooftop bar is set to deliver panoramic views across the neighbourhood.

The Newman is set to put Fitzrovia firmly back on the hotel map. The debut property from Kinsfolk & Co brings 81 rooms by Lind + Almond, taking cues from the area’s bohemian golden years. Inspired by the bold spirit of Nancy Cunard, her signature polka dots appear across floors, prints and sketches. A modern European brasserie is designed to feel part of the local fabric rather than a hotel add-on, alongside an entire floor devoted to wellness.

Set within The Whiteley, a West London landmark, Six Senses brings its slow-living philosophy to the city. Rooms are designed for rest that genuinely restores. Inspired by the character of an old underground station, the spa centres on a 20-metre pool, with reflection pools, saunas and steam rooms alongside cryotherapy, flotation and aerial yoga sessions. Whiteley’s Kitchen keeps things seasonal and full of character, giving the neighbourhood another reason to drop by.

The St. Regis London is landing on the corner of Conduit Street and New Bond Street, right in the thick of Mayfair’s fashion and gallery circuit. Design plans include 195 rooms, including 66 suites, alongside an all-day restaurant, a jazz bar and private dining spaces. Signature St. Regis touches, from Butler Service to curated social rituals, bring a sense of ceremony to one of the city’s most well-heeled postcodes.

Since 1756, Cambridge House has been a place where the great and the glorious gather — and soon, your name could be on the guest list. The Grade I-listed Georgian building is being reimagined as a 102-room hotel with a strong social streak, from Major’s Grill, a classic London grill with mid-century swagger, to a run of salons for all-day dining and afternoon tea. Wellness is given serious airtime too, with three floors dedicated to holistic wellbeing, including a pool, bath house and studios.

Few hotel openings come with a setting quite like this. Waldorf Astoria is taking over Admiralty Arch at the end of The Mall, letting guests spend the night inside one of London’s most recognisable landmarks. Plans include around 100 rooms and suites alongside restaurants led by Clare Smyth and Daniel Boulud, whose kitchens together hold seven Michelin stars. It’s not every day you get to sleep inside a monument and eat this well while doing it.
